Chinese third-party logistics operators are continuing to secure large warehouse space in Northamptonshire, with two further lettings completed at DIRFT in Daventry.

DCG Logistics UK has taken the 204,660 sq ft DIRFT200 unit, a refurbished warehouse owned by Logicor, to support the UK expansion of a global technology manufacturing customer. The deal follows another recent letting in Daventry to Chinese logistics group Cainiao, reinforcing demand from overseas operators for space in the county.

Alongside the DCG deal, Logicor has also let the neighbouring 143,155 sq ft DIRFT150 unit to Menzies Distribution Solutions, which is seeking additional capacity to grow its UK customer base.

Both warehouses were refurbished and re-let within 10 months of the previous occupier vacating, pointing to continued competition for modern logistics space in established distribution locations such as DIRFT.

Tom Blakely, asset management director at Logicor, said the speed of the lettings reflected ongoing occupier demand. “Signing two new customers to the recently refurbished units at DIRFT, in such quick succession of being vacant, is a clear indication of the strength of demand from distribution and 3PL customers for quality assets in great locations,” he said.

Cllr James Petter, Cabinet Member for Local Economy, Culture and Leisure at WNC, said: “Securing two significant logistics investments in quick succession demonstrates the continued attractiveness of West Northamptonshire to global occupiers.

“Prime locations such as Daventry and DIRFT offer the scale, connectivity and skilled workforce that international logistics and supply‑chain businesses require, reinforcing the area’s position as a key gateway for UK and global distribution. As a Council, we are committed to working in partnership with businesses and investing in our place to continue to attract and retain these leading global organisations.”

Market data suggests Chinese third-party logistics providers and ecommerce operators have been particularly active in the Midlands this year, accounting for around 1.5 million sq ft of take-up across the region.

While the end customer behind the DCG letting has not been disclosed, the scale of the requirement underlines Northamptonshire’s role as a key hub for UK distribution and international supply chains.
