Well-established location for businesses

EARLS Barton remains a popular location for businesses within Northamptonshire. Effectively located mid-way between Northampton and Wellingborough, with access to two infrastructure routes – the A45 and A4500 – running either side of the town.

The industrial estate is well established and is home to a wide variety of businesses, occupying buildings from around 1,500 square feet up to over 60,000 square feet.

The popularity of the estate and its location is borne out by the take-up of property. Over the last 18 months, seven properties have been let or sold, with Prop-Search transacting five of these.

The supply of brand new buildings within the county and region has been virtually non-existent, limited to design and build contracts on large logistics units – typically of 300,000 square feet plus. The more active local market, servicing businesses looking for units from 10,000 square feet to 50,000 square feet has been woefully short of supply (another reason for the healthy take up of buildings that come to the market). This situation has led to landlords refurbishing their units as they become vacant (lease ends or tenants relocating) and two more buildings are becoming available at Earls Barton.

Unit 2 – 10 Baron Avenue is a 43,000 square foot factory/warehouse with a 1mVA dedicated power supply. A recent refurbishment included a brand new roof (meeting new insulation regulations), repaired and resurfaced floor, decoration throughout and upgraded office accommodation (including a new reception and customer facing facilities).

The building is available immediately on a new flexible lease, with a quoting rent of £225,000.00 p/a excl.

Unit D4 Baron Avenue has just become vacant and is to undergo a full refurb over the next four months. The building comprises some 33,500 square feet, capable of division into two semi-detached units of roughly equal size (16,750 square feet) and again, will be refurbished to include a brand new roof, refurbished floors and total redecoration. Once complete, the building will be available either to rent or to buy.

Further details on both of these buildings is available from Prop-Search on 01933 223300.
