Panattoni has secured planning consent to develop a £152.9 million logistics hub on an 80-acre site west of Northampton.

The scheme, located five miles from Junction 15A of the M1 at the A43/A5 interchange, will deliver around one million sq ft of industrial space across three units measuring 223,269 sq ft, 361,724 sq ft and 412,073 sq ft.

Construction is expected to begin in the first half of 2026, with completion targeted for late 2028. The development was granted hybrid planning consent at appeal earlier this year.

Gregg Titley, head of development for the East and West Midlands at Panattoni, said: “It’s great to expand our footprint again in Northampton, and it reinforces our long-term strategy of growing in key logistics corridors with chronic supply constraints. This is a truly prime site with exceptional transport links, and we are proud to be delivering a landmark scheme that will serve as a gateway logistics hub for the Midlands and beyond.”

The Northampton development will be built to Panattoni’s highest sustainability standards, targeting BREEAM ‘Excellent’, EPC A ratings and net zero carbon in construction. Features will include solar panels, electric vehicle charging, rainwater harvesting and energy-efficient lighting.
