Developing its success in the region

OVER the past 12 months, regional developer Hampton Brook’s success in creating and delivering development schemes has continued unabated, boosting investment in the region and supporting economic growth. Indeed, in the last 12 months Hampton Brook has developed three bespoke HQ warehouses for local occupiers, with building work now on site for several others.

In addition to this, Hampton Brook secured planning for a 90-acre flagship logistics and distribution park at Junction 16 of the M1 and is now working alongside First Panattonni as their land assembly partner. The site will bring 3,000 jobs and significant inward investment to Northamptonshire. Construction is under way of three warehouse facilities totalling 625,000 square feet – of the total 1.6m square feet of logistics accommodation available – adjacent to an uncongested junction of the M1 motorway.

Hampton Brook has a further 500 acres of strategic land that it is promoting throughout the region and will be bringing forward further development opportunities through the local planning process in the near future.

Building on its success in Desborough, a fourth phase of development at Magnetic Park has been completed by Hampton Brook – already home to occupiers including Great Bear Distribution, O.Kay Engineering and Jacaranda Carpets, and providing some 600,000 square feet. The construction of two HQ buildings has just been completed for local occupiers Dunkelman & Son and Patridges UK, delivering a further 90,000 square feet of built stock.

Looking ahead to 2019, Magnetic Park looks set to offer Desborough residents a long-awaited a petrol filling station and retail store. Planning has just been granted to BP for the construction of an eight pump filling station, with HGV access and a retail element. Construction on the 1.8-acre plot, fronting the roundabout where Harborough Road meets Bear Way, has commenced and will be opening in December.

The final two sites are now actively being marketed and can accommodate units from 30,000 square feet up to 65,000 square feet, which can be delivered on freehold or leasehold build-to-suit packages.

In Towcester, Hampton Brook has a rare development opportunity that could offer a highly visible facility for an anchor for the automotive/motorsport industry or trade occupier. Formula 40 could ease the constrained supply by delivering up to 40,000 square feet of industrial/warehouse accommodation – strategically located on the Tove Valley Business Park, immediately adjacent to the A5 and the A43 inter-section, leading to Silverstone and the M40 beyond. Initial proposals feature a specification to include an impressive eight metre eaves extensive yards and generous car parking provisions.

Hampton Brook has also been active across county borders, within the Milton Keynes market. It has successfully delivered further development and inward investment in the town, with the completion of a new 30,000 square foot headquarter building for the American owned company Reiser. The new facility on Maidstone Road in Kingston has been constructed for the leading food industry supplier of equipment in the processing and packaging sector, as its new UK and distribution headquarters. This included a complex fit-out package on behalf of the occupier.

The ground has also just been broken at Velocity; a new 53,000 square foot HQ warehouse scheme on a 2.7-acre site on Roebuck Way, Knowlhill in Milton Keynes. The largest of the two buildings, comprising some 25,500 square feet, has already been pre-let to brodbandbuyer.com; a IT supply and distribution company which has experienced considerable growth. This has subsequently led to Hampton Brook’s decision to speculatively construct the second phase of 22,538 square feet to meet the demand from businesses looking for brand new HQ warehousing in an excellent location.

With the continued expansion and investment into Luton Airport, Hampton Brook has made the incisive decision to purchase the former Monarch Airlines office headquarters building on Percival Way – forming part of the operational aviation site. The 70,000 square foot three-storey property was built by the former airline company in 1990.

An extensive modernisation and refurbishment of the facility is to commence requiring significant investment. This will deliver Grade A accommodation and substantial car parking allocation of over 200 vehicles, which will attract a high calibre occupier, keen to take advantage of the development taking place on the airport.
