The properties, while offering office space, has the potential to be converted under existing permitted development rights that are due to come to an end next year. Peter Castle of Hadlands Chartered Surveyors, said: “Permitted development rights are proving popular with landlords of this type of property who may see a better return from residential development. We’ve even heard of cases of properties on major industrial estates being developed for residential rather than commercial, such is the demand. “The downside of that, of course, is that it starts to leave us with a shortage of suitable commercial office space, which could be a problem in the future.” A number of successful deals have been completed by Hadlands in recent weeks, including the letting of office space in Billing Road to Tempus Personnel. The recruitment firm has taken the additional space next door to its existing premises, reflecting the continued growth of the company. Within the town centre, Fresh Market grocery store has taken the lease on 8 St Peter’s Walk, while Five Palms Spa has opened at 25 Drapery. On Derngate, a new barbers shop, Icons Gentlemen’s Barbers is opening soon while outside the town centre, a fast-food operator has taken a lease on 206 Wellingborough Road. On the Moulton Park Industrial Estate, Bradford-based home improvements firm Virgo has opened a Northampton base at 3 Chartergate.
