Hillwood UK has completed Quattro Raunds, delivering new mid-box logistics space in Raunds and reinforcing Northamptonshire’s position as a key UK distribution hub.

The four-unit scheme provides industrial and logistics space ranging from 10,650 sq ft to 117,050 sq ft. Importantly, this size bracket remains one of the most sought-after segments of the market, as regional manufacturers, distributors and third-party logistics operators seek flexible space outside major city centres.

Located adjacent to the A45, Quattro Raunds offers direct access to the A14 and links into the Midlands and East of England. As a result, the development places occupiers within reach of key national distribution corridors while maintaining a strong regional labour pool.

All units have been built speculatively to institutional standards. Each achieves a BREEAM “Excellent” rating and an EPC “A” certification, reflecting growing occupier demand for energy-efficient buildings that support ESG targets and reduce operating costs. Furthermore, the scheme has been designed to accommodate modern logistics requirements, including yard space and loading provision suitable for a range of operational models.

Greg Dalton, Vice President at Hillwood UK, said the completion marks another step in the company’s UK expansion strategy. “We’re delighted to have achieved practical completion at Quattro Raunds and to have partnered once again with A&H Construction to deliver high-quality accommodation for prospective occupiers. Raunds is a strong logistics location and these units provide best-in-class space for tenants,” he said.

A&H Construction delivered the scheme under a fast-track programme, prioritising access and infrastructure works to ensure timely completion. Consequently, the development enters the market at a point when demand for well-located, mid-box logistics accommodation remains resilient despite wider economic uncertainty.

Hillwood has appointed Bidwells and M1 Agency as joint retained letting agents. The focus now shifts to securing occupiers, with agents reporting continued enquiry levels across the Northamptonshire logistics market.

Across the county, mid-box logistics developments have gained renewed attention from both investors and occupiers. While larger distribution centres often dominate headlines, smaller regional hubs continue to underpin supply chain networks, particularly for last-mile distribution and specialist manufacturing.

Therefore, the completion of Quattro Raunds signals continued confidence in Northamptonshire’s commercial property market. With strong transport connectivity, established industrial clusters and sustainable new-build stock, Raunds remains firmly on the radar for logistics operators seeking strategic regional bases.
