Movements in serviced office market

THE landscape of the local commercial market has changed little since last month in the face of indecision at Westminster.

Anecdotally, I have noted a recent uptick in enquiries for prime office space within the town and out-of-town sites. As many companies begin a new financial year and potentially seek new accommodation, prime office availability is constrained by the lack of development.

The serviced office market remains attractive, however, for independent traders and start-ups. Lambert Smith Hampton have recently been appointed agents for Regus and will be a point of contact for parties interested in renting flexible, all inclusive office space in Northampton. Whilst I have written about current trends in the office and industrial markets in and around Northampton, LSH provides other services from the Northampton office. In addition to agency and quantity surveying, our building surveyors presented at London ExCel’s Schools & Academies Show for the first time at the beginning of April.

The show was a resounding success with around 6,000 visitors over the two days. LSH’s stand was busy on both days as the building consultancy team discussed various ways in which LSH can assist individuals schools, academies and multi academy trusts with a range of services from assisting with and preparing Condition Improvement Funding (CIF) bids, condition surveys and planned preventative maintenance surveys in particular,

LSH’s planning and development representatives provided advice to a trust looking to dispose of some surplus land and further enquiries relating to valuation and rating were fielded by the team.

During the event, the Education and Skills Funding Agency (ESFA) announced the outcome of the latest round of CIF bids and LSH are pleased to confirm success with the bids prepared for schools at the end of 2018, works will now be delivered at those schools during 2019.
