Huge opportunities exist for owners of and investors in commercial property; there are concerns within in the market that if an increase in speculative development is not seen, there will be such little available commercial stock that a detrimental effect upon local trade will be experienced. It is not just within commercial agency that opportunities exist. All areas of Berrys BNE’s practice are seeing opportunities resulting from market buoyancy, meaning that business consultancy, rural agency, estate management and professional services departments are all experiencing increased demand. Given the minimal stock, office units which have experienced little interest through the last 12 months have been flooded with offers from 3 or 4 different prospective tenants or buyers. The strength of this demand lends further support to the theory that land values are being depressed by build costs; given this reiterated theory and the unprecedented demand, it will be a matter of time before there is strong justification to develop speculative units. Diversification can also be key to satisfying demand. Opportunities exist to develop certain rural schemes for office accommodation; the growth in small businesses up to the end of Q1 of 2015 is the highest growth rate experienced in the UK economy for some time, meaning that these type of schemes are proven to be attractive to local SMEs.
