Fortus Business Advisors & Accountants has successfully signed, sealed, and delivered a 15-year lease on a 90,000 sq ft Design and Build facility at Crosslink 646, Leicester for leading healthcare company, EM Pharma Ltd – a subsidiary of the Day Lewis Group of companies.
The 15-acre site, which adjoins the intersection of the A6 and A46 North of Leicester, will be developed by Rotherhill – a commercial property development and asset management company based in the East Midlands. Acting on behalf of EM Pharma Ltd, Fortus successfully secured a 15-year lease for the warehouse and office space of circa. 90,000 sq ft (8,361.5 sq m) due for completion Q4 2022, with EM Pharma anticipated to move in Q1/2 2023.
Keen to remain in Leicestershire, Old Dalby-based EM Pharma required a bigger, modern facility to satisfy their continued growth, and enable them to expand their operations as quickly as possible. Heavily investing in the future, this move for EM Pharma marks a momentous period in the business’s timeline.
Commenting on the deal, Paul Walsh, Managing Director of EM Pharma said, “This new site represents a transformational opportunity for our business as we continue to experience a significant period of growth. Ground works are well underway, and we are really looking forward to moving in at the start of 2023.”
Tom Dymond, Director – Head of Property at Fortus Business Advisors & Accountants added, “Fortus managed the entire process for EM Pharma, from site shortlisting and selection, negotiating the deal on excellent commercial terms and managing the process through to signing the all-important 15-year lease deal.
EM Pharma briefed our specialist Property team on their particular requirements for this blank canvas project, including high quality office space, large service yard area, allocated parking, and dock access points. The business has an exciting future ahead and we’re delighted to have been able to source a prime site that perfectly suits their needs. Developments like Crosslink 646 provide the scale, location and connectivity demanded by UK business and we look forward to seeing the facility ‘come to life’ for EM Pharma.”
