After more than two decades in residential property law, Lauren Quinn has come full circle.
Having started her career at EMW in the late 1990s, she has returned as Legal Director, bringing with her more than 25 years of experience and a strong connection to Northamptonshire. With that experience comes a clear understanding of what clients really need, and where property transactions can quickly become more complex than expected.
“I already knew it was a great firm to work for,” she says. “Having built up more than two decades of experience, it felt like the right time to come back.”
Her return comes as EMW continues to strengthen its presence in Northamptonshire, with Lauren playing a key role in developing the firm’s residential property offering locally.
The work behind the process
Residential conveyancing has evolved, with technology reshaping how transactions are handled. But the fundamentals, Lauren says, remain unchanged.
“The goal is to ensure clients feel confident and supported throughout the process and are happy with the service they receive.”
That matters most when clients are navigating what is often one of the largest financial decisions of their lives.
While fees are often a starting point, Lauren is clear that value goes beyond price.
“The cheapest option doesn’t necessarily provide the best experience. Clients want a dedicated point of contact who understands their case, not to feel like they’re being passed around.”
Despite increasing standardisation, it is often the more complex work that Lauren finds most rewarding. One example is unregistered land, where ownership is not held digitally at HM Land Registry.
“Preparing a contract can involve reviewing historic deeds going back decades,” she explains. “You’re effectively piecing together the legal title from scratch.”
It is work that appears less frequently today, but it highlights the level of scrutiny and experience required when transactions fall outside the norm.
A market in motion
Lauren has seen Northamptonshire’s property market through both challenging and buoyant periods.
“The financial crisis in 2008 was a particularly difficult time,” she says. “But there is always movement. People always have reasons to move.”
From upsizing to relocating, those reasons remain consistent, even as economic conditions shift.
Northamptonshire continues to attract buyers due to its balance of connectivity and value, particularly for those commuting to larger cities.
At the other end of the spectrum, she describes the Stamp Duty holiday during the pandemic as “the busiest time I and many of my colleagues had ever seen.”
Today, the market has steadied.
“Affordability remains key, and clients are watching interest rates closely. Any reduction tends to support confidence.”
More than a transaction
For all the legal complexity involved, much of Lauren’s role comes down to people.
“A large part of the role is managing expectations, keeping clients informed and helping them navigate what can feel like a complex process,” she says.
Property transactions are often as emotional as they are financial, and that balance matters.
“If you can reduce some of that stress and make the experience more manageable, you’ve made a real difference.”
Lauren’s connection to Northamptonshire adds another layer to that understanding.
“Knowing the local area means understanding the communities, schools and transport links that matter to people,” she says. “While the legal process is the same, the context around it isn’t.”
Life beyond the law
Outside of work, Lauren’s life is firmly rooted in the county.
With a young family, much of her time is spent at ballet lessons, rugby matches and school events. When time allows, she heads outdoors.
“A walk or bike ride in the countryside,” she says, “ideally with a stop at a local pub for lunch… and, if the occasion allows, a glass of wine.”
A steady presence in a changing market
As the property market continues to evolve, experience and clarity remain in demand.
With strong local roots and a clear focus on client relationships, Lauren Quinn represents a growing presence for EMW in Northamptonshire.
