LANDLORDS and those looking to invest in buy-to-let properties can breathe a sigh of relief that anticipated changes in regulations were not announced in the recent Budget.
There were fears that the Chancellor Philip Hammond would impose additional burdens on landlords but, against all expectations, the sector was left relatively unscathed in November’s announcements.
This has created a fresh air of confidence for clients seeking advice from the team at Nigel Davis Property Services, the Wellingborough-based independent letting specialists.
Partner Carl Davis, said: “Understandably, there has been some caution from landlords and those who are looking to invest in buy-to-let properties. There is undoubtedly ongoing demand for high-quality homes to rent but landlords have had to put up with additional burdens in recent months and years.
“Hopefully, landlords will be able to find fresh confidence, so we can satisfy the demand of tenants for a wide range of properties from one-bedroom flats to homes which are perfect for a young family.”
The growing rental sector is no longer dominated by young singletons with growing evidence that there is demand for properties to suit older generations, who might be looking to live closer to their relatives or homes for young families near a popular school.
The Budget did throw up some more measures, including councils now having the power to charge up to 100 per cent council tax on empty properties. Surprisingly, there was no announcement about additional support for landlords looking to offer longer-term tenancies.
Carl said: “The buy-to-let sector can be a minefield for those people who fail to keep up with the latest regulations and do not understand their legal obligations.
“We are able to assist throughout the whole process from sourcing a property to purchase, right through to managing the property on an ongoing basis for the new landlord. This support gives many landlords, especially those new to the buy-to-let market, the confidence to commit their finances and investments and the peace of mind that they are fulfilling all of their obligations.”
