GORELL Barnes has been appointed to sell or let the Royal Hotel in Kettering, which is in the town centre’s Market Place and also within the conservation area.

The 17th century Grade II listed former coaching inn has 43 en-suite bedrooms, which have been refurbished and modernised, a lounge bar, a cocktail bar for 40 guests, a 60-cover restaurant, conference room, boardroom, a ballroom/function room which can hold 250 people, potential for a shop and a nightclub with a capacity of up to 180.

It has retained many of its original features, especially in the three ground floor bars, the billiards room, meeting, room and the private room.

Outside there is self-contained and secure parking on a site area of 0.2 hectares/0.5 acres. The street to one side of the hotel is cobbled, adding extra character.

There is huge potential to make the Royal Hotel a focal point of the town, due to the amount of facilities that are available within walking distance, including the pedestrianised High Street, with Marks and Spencer, Waterstones, the Newlands Shopping Centre and also the leisure centre with swimming pool, gym, etc nearby.

The Royal also has great historical interest and is so called because Queen Victoria stayed in Room 12 in the hotel in 1844. The hotel was owned by the Duke of Buccleuch of Boughton Estates in Kettering until 1896. Another famous visitor to the Royal Hotel was Charles Dickens, where it is claimed that he was inspired by his trip to Kettering to write new material, perhaps even The Pickwick Papers.
