SALES specialists Property Perspective credits new client wins and opening a third office location for its best year since opening 11 years ago.
The property sales specialist works with housebuilders and housing associations to support them at every stage of their schemes, from initial land feasibility reports to selling the last few units.
But the bulk of its work comes from helping developers with their assisted sales schemes and on-selling the properties they part exchange.
Over the past year, Property Perspective has opened a new regional base in Northampton, and taken on new clients such as the Midlands division of Redrow Homes and Barratt Homes’ Northampton and Cambridge operations.
Property Perspective managing director John Jarvis said: “Since starting the company in 2008, last year was our best year ever. We’ve gained a higher market share, with 40 per cent more legal completions than the previous year, and our client base has increased by 20 per cent; we’ve also been taken on by new divisions of existing clients such as Redrow, so our positive track record is bringing us more work year on year.
The largest percentage of work that Property Perspective takes on is assisted sales, which involves selling the existing properties of housebuilders’ potential new customers. This is done through a combination of direct selling and working with carefully chosen local estate agents.
John continued: “At Property Perspective we manage part-exchange and agency assist schemes on behalf of developers. We also market new homes for smaller developers that don’t have their own in-house sales teams or we can be brought in to sell the final few properties at the tail-end of a development.”
Over the period from July 1 2018 to June 30 2019 Property Perspective saw a 40 per cent completion increase on previous years with further growth expected for the next year.
“We legally completed 440 units last year and we are targeting an increase to 500 for the current financial year,” John added. “We are seeing an unprecedented increase in demand for our services and current sales are running well ahead of our expectations.”
Property Perspective works for some of the largest housebuilders including Barratt, Taylor Wimpey, David Wilson and Redrow Homes, while regional clients include Anwyl, Rowland, Morris and Prospect Homes.
“We have offices in Manchester, Leeds and now Northampton, so we have the ability to work across the UK. Many of the team at Property Perspective, including myself, all come from housebuilder backgrounds so we understand instinctively what housebuilders want and need. We call ourselves their outsourced in-house team,” said John.
