THE premises that formerly housed one of Kettering’s best-known stores is available to let at an asking rent of £35,000 per annum.
Previously home to Drapers furniture store, the 3,804 square foot retail unit at 57-59 Montagu Street has potential for a variety of uses including A3 restaurant, day nursery or continued retail use.
Part of the building, which enjoys a prominent roadside location on the edge of the town centre, is currently being developed into apartments.
On the Moulton Park Industrial Estate in Northampton a number of properties within the same development have seen activity recently. Acorn Analytical Services, an asbestos consultant, has taken a new five-year lease on Unit 32, Chartergate in Quarry Park Close. The two-storey business unit of 2,290 square feet with nine car parking spaces was let at the full asking rent of £19,750. The move represents a major expansion for Acorn who undertake structural investigations in order to check for the presence of asbestos and other potentially troublesome materials to enable property managers and prospective purchasers to avoid unforeseen additional costs, delays and other nasty surprises. The business, which also has offices in Leeds and London, also offer CAD drawing services and fire risk assessments.
Within the same development, two further units are available through Hadlands. Unit 25 is available for sale at £465,000. The two-storey unit is currently fitted out as offices but is capable of conversion into a production unit, studio or showroom. It offers parking for up to 15 cars.
We have also been instructed to market another two-storey office building at Unit 39 Chartergate. The fully fitted building with excellent parking facilities is available to let on a new lease.
Within the town centre, retail premises on Derngate have been leased by Revelation Tattoos. The premises, which are next door to the new Maule Collective brewery shop, which opened recently, were let on a new lease at £9,750 per annum.
The former Oliver Adams premises on Mercers Row has been let to another bakery company. The 363 square foot corner unit is a well-established food location and was let on a 10-year lease at £19,500 per annum.
Long-established restaurant premises on Bridge Street have been refurbished internally. A frontage of the former Royal Bengal restaurant has also been updated and the premises are offered for rent at £25,000 per annum.
The 2,177 square foot unit enjoys heavy footfall and is close to the new university campus, home to 14,000 students, and the county council offices, which houses some 2,000 professional workers.
Other recent deals include the letting within a few weeks of coming to market of 214A Kettering Road, comprising 941 square feet of first and second floor offices, and the letting of Victorian period property at 3 Derngate Mews at £255 per month – suggesting the demand for town centre offices is high, probably as a result of many former offices being converted to accommodation under permitted development rights.
