IT’S pleasing to see, after a busy period for Hadlands during which time a number of deals have been done, that more similar properties are likely to come to market very soon that will hopefully meet the needs of those who showed interest but were unsuccessful.
Interest was keen in premises at 88 Kingsley Park Terrace, which has recently been let to e-cigarette retailer Rightvape on a five-year lease at £13,000 per annum. A similar property close by is about to come to market, which will no doubt be of equal interest.
The same situation applies in Derngate Mews where Forward Security, an events management and security firm, has taken what was the last remaining vacant office suite as its administrative base. However, we are advised that a larger suite of offices is likely to become available in the near future, so potential tenants should keep an eye on developments.
Elsewere, Hadlands has sold 108 St James Road to a local investor for £135,000. The premises has an exisiting tenant and generates an income of £6,000 per annum, with potential to increase that through development of potential residential space on the upper floor.
Acting jointly with Drake Commercial, we have let 4 Gatelodge Close to a firm in the motoring sector on a new three-year lease at £24,000 per annum, while at Mobbs Miller House, Antony Recruitment has taken Unit 19 and Unit 5 has been let jointly to complementary businesses 146 Marketing and Gnu films, who were previously neighbours at the Portfolio Innovation Centre.
In Daventry, we have completed the letting of a unit on the Abbey Retail Park to recruitment firm Pertemps.
New to the market is 59 Clarke Road in Northampton which is, at the moment, a suite of offices, but which has permitted development rights and has seen interest almost exclusively from developers aiming to convert the building for residential use. The 6,566 square foot largely open plan ground and first floor property is available for sale at £450,000 or to let at £36,000 per annum exclusive.
A factory warehouse unit in The Scorpion Centre in Hartbury Close on the Crow Lane Industrial Estate is available on a new lease at £58,000 per annum. The high-bay warehouse has a maximum eaves height of 6.8 metres with three large loading doors and a private concrete fenced yard.
